Loan officer resume template
Short answer
Henrietta suits a mortgage loan officer: a conventional business page that prints work experience right after the summary, so funded volume, units and referral partners lead. The fictional sample closed 74 loans last year for a Nashville lender, mostly purchase loans from agent and builder referrals, after four years as a credit union loan processor. Her NMLS licences sit in the headline.

Why Henrietta suits a loan officer resume
Henrietta runs summary, work experience, education, skills, so a loan officer's production figures and referral sources fill the top half of the page. Its black-and-grey business layout suits lenders, banks and credit unions, and the headline above it carries the NMLS licence states.
Second choice: Leslie. Leslie also leads with experience and adds a blue header; pick it if you want a touch of colour.
What goes in each section, in Henrietta's order
Henrietta prints its sections in a fixed order, the same in the PDF and the Word file. Here is that order for this sample, and what to put in each section.
- Professional Summary. Years originating, loan types, annual units and volume, and the states you are licensed in. Mention your NMLS ID here or in the contact line.
- Work Experience. Units and dollar volume by year, purchase versus refinance mix, pull-through from application to close, and your main referral sources. Add one bullet on helping a hard case close, such as a first-time buyer using a down payment programme.
- Education. Henrietta prints this straight after the jobs. Degree on one line; pre-licensing education does not need its own entry.
- Skills. The grid drops group labels. Start with loan products and origination skills, then the loan origination system and pricing engine, then client skills.
- Certifications. List each state licence as a mortgage loan originator, with the licensing route through NMLS. Repeat the states in the headline because this prints near the end.

How to make the sample yours
Add your real NMLS ID
Put "NMLS #" and your number in the headline or contact line. The sample leaves it out because any number we invented could belong to a real originator.
Give units, volume and mix
"74 loans, $24.6M, 80% purchase" tells a branch manager your size and market at once. Give two years if rates moved sharply between them.
Name your referral partners by type
Real estate agents, builders, financial advisors, past clients. How many active partners you have says whether your pipeline will follow you.
Show loan programme range
Conventional, FHA, VA, USDA, jumbo, down payment assistance. List the ones you have closed, not every product your lender offers.
Use processing experience if you have it
Former processors and underwriters close cleaner files. If that is your background, keep one bullet showing it.
Keywords to keep where they are true
Terms this kind of resume is usually searched for. Use the posting's exact wording, and only for work you have done.

- NMLS
- loan origination
- purchase loans
- refinance
- FHA
- VA loans
- conventional loans
- pull-through rate

Mistakes to avoid
- Volume figures with no year or unit count.
- Listing state licences that have lapsed or that you only applied for.
- Promising rates or approvals in your summary; describe service, not offers.
- Leaving out referral sources, which is where most purchase business starts.

Frequently asked questions
What licence does a mortgage loan officer need?
State-licensed originators work under the SAFE Act. The CFPB's rule lists at least 20 hours of approved pre-licensing education, including federal law, ethics and nontraditional lending, and a test score of at least 75%. NMLS describes 8 hours of continuing education each year, and states can require more.
Where should I put my NMLS ID?
In the headline or the contact line, so it is found in seconds. Employers and referral partners look it up, so make sure the states listed on your resume match your record.
Is a commercial loan officer resume different?
Yes. Commercial lenders show credit analysis, deal structure, covenants and relationship management for businesses. This sample is a residential mortgage originator; a commercial resume would lead with portfolio size and credit quality.
How do I show results in a slow mortgage market?
Use units, pull-through, purchase share and referral partner growth rather than volume alone. Show the year so a reader can compare with market conditions.
Can I move from loan processor or underwriter to loan officer?
Yes. Your file knowledge helps loans close cleanly; pair it with any client contact and the licence. The sample's processing job shows that path.
Will applicant tracking systems read this Henrietta PDF?
The sample PDF read back with its contact details, all 5 section headings and all 8 bullets intact in three open-source text extractors (pdf.js, pdftotext and pypdf). Commercial systems such as Workday, Greenhouse or Taleo were not tested, and each employer configures its own.
