Which numbers should a property manager resume include?

Owners and regional managers hire property managers to protect income. Put the property type, size and budget in a scope line under each job ("312-unit Class B garden community, $2.9M operating budget, team of 7"), then show the results you were measured on.

Use the same definitions your reports use, and say which one you mean: physical occupancy, leased percentage and economic occupancy can differ by several points. If you took over a struggling property, give the before and after numbers and the time it took.

  • Occupancy and leased percentage
  • Renewal rate and rent change on renewals and new leases
  • Delinquency as a share of monthly rent
  • NOI and controllable expenses against budget
  • Unit turn time and work order completion time
  • Inspection or file audit results

How should residential, commercial and HOA managers adjust the resume?

Multifamily managers lead with occupancy, leasing, collections and resident retention. Affordable housing managers add LIHTC or HUD compliance, income certifications and inspection results, since a single file finding can cost an owner money.

Commercial property managers write about square footage, tenant relations, lease administration, common area maintenance (CAM) reconciliations and capital projects. Community association managers focus on board meetings, reserve studies, assessments, covenant enforcement and vendor contracts. Use the vocabulary of the property type you are applying for.

How do you write a property manager resume with no experience?

Most property managers start as leasing consultants or assistant managers, so aim your first resume at those jobs. Retail, hotel front desk, customer service and administrative work all show what a leasing office needs: sales, cash handling, scheduling and calm handling of complaints.

Name any property software you have used, complete a Fair Housing course and mention progress toward the CAM or a state license. If you have managed a rental of your own or helped a landlord, describe the leasing, rent collection and repairs you handled.

What is the best format and length for a property manager resume?

Use one page if you have managed one or two properties and two pages if you oversee a portfolio or have regional experience. A reverse-chronological layout with a scope line under each title lets a regional manager compare your properties with theirs at a glance.

Choose a simple single-column template with standard headings so applicant tracking systems at large management companies can read it. Put software, licenses and certifications in their own sections, because recruiters often search for "Yardi", "CAM" or "LIHTC" directly.

Mistakes to avoid on a property manager resume

  • Skipping property size and type. "Managed an apartment complex" hides whether it was 40 units or 400.
  • Reporting occupancy without context. Say where it started, where it ended and over what period.
  • Leaving out the software. Many postings require Yardi, RealPage, Entrata or AppFolio. Name the ones you know and the modules you used.
  • Unclear license status. If your state requires a license for your role, give the license and the state; if you do not hold one, do not imply it.
  • Vague maintenance claims. Replace "oversaw maintenance" with turn times, work order completion and capital projects.
